West Grace Street serves as the northernmost buffer of the Fan’s residential section as it separates the highly commercial Broad Street from the rest of the district.  

West Grace, located between Broad Street and Monument Avenue, is as visually attractive as any street in the Fan District with homes that are ornate, intricate and unique.  Many of the same architects responsible for the spectacular homes along Monument also built many of the homes along West Grace.  Secondly only to Monument Avenue in its architectural mettle, West Grace grandly announces entry to Fan District to those arriving from points north. 

As with many Fan streets who share a border with VCU, the influence the student population can negatively impact property values.  Several lower (eastern) West Grace blocks share the same issues as do other Lower Fan blocks.  Eastern expansion (across Belvidere) by VCU in the early 1990's has largely mitigated the issue.
