Condominiums in The Fan typically are either renovated apartment buildings, small warehouse conversions or renovations of older duplexes/triplexes.
Renovated Apartments While there may be occasional instances of new construction (mostly along Cary Street near Meadow), the majority of condo inventory was created by conversions of 6 and 12 unit apartment buildings into condominium ownership structures. The design of these buildings is strikingly similar featuring 'shotgun-styled' spaces (meaning front-to-back parlor orientation) of anywhere from 700-1100 SF. Most are 3 story walk-ups without elevators and may have small front porches. Instances of this type of inventory can be found on almost all of the major avenues in the Fan District with the majority of the product located west of Meadow. As one would expect, a more luxurious version of this type of condo is located along Monument Avenue with more basic forms found along other streets.
Renovated Warehouses Located along the more industrial or commercial stretches (Cary/Main corridor and/or Broad Street), several projects were developed that were re-purposed commercial buildings (car dealerships, woodworking factory, churches, cleaners). These conversions allowed a more modern floor plan to be implemented that departed from the 'shotgun' styled apartments so common throughout the Fan. Additionally, these projects many times were combined with commercial spaces at street level or were built as part of a greater mixed-use project allowing parking to be shared and enhancing neighborhood amenities.
Renovated Duplexes and Triplexes Unlike the renovated apartment designs, the renovated duplexes and triplexes offered a larger unit size in a much less dense environment. Typically, a 'top over bottom' duplex would be divided into two larger (1300-1700) spaces and renovated with the granites/stainless/tile motif so popular in the 2000's. These <4 unit condos fall under far less restrictive condominium guidelines than larger complexes and have fewer reporting requirements.
